Southland Mall, located in South Miami-Dade County, Florida, the densest, most populous county in the southeastern portion of the state of Florida, has over 1 million square feet of gross leasable area. Southland Mall is conveniently located on U.S. 1 and SW 205th Street, off the Florida Turnpike, Exit 12, and is the only enclosed regional mall servicing South Miami-Dade County down to the Florida Keys.
The Southland Mall is currently undergoing a redevelopment of over 200,000 square feet, 1/5 of the total mall area, to add some of the best known retailers in the industry, to meet the current and future shopper's needs in the immediate marketplace.
Year-round population in South Miami-Dade is projected to expand by approximately 16,000 new residents per year over the next five years, substantially more than the 3,689 per year gained between 2000 to 2005. The availability of land in southern Miami-Dade County has fueled this population explosion, with a majority of new housing being occupied by families. More than 48 million cars directly pass Southland Mall thoroughfares, U.S. Highway 1 and the Florida Turnpike, on a yearly basis. The traffic count on a daily basis is 50,140 on U.S. Highway 1 and 90,102 on the Florida Turnpike.
Southland Mall houses 100 specialty stores and six department stores: Macy's, JCPenney, Sears, Kmart, TJ Maxx and Ross Dress-for-Less. In March 2007, a new 16-Plex Regal Cinema opened, and throughout the remainder of the year, Southland Mall added a new Old Navy, Ulta Cosmetics, The Children's Place, Johnny Rockets, Charcoals Restaurant, Moon Thai & Japanese Restaurant, and Sal's Italian Restaurant.
A new Mercedes Benz of Cutler Bay dealership is currently under construction on the mall's perimeter, scheduled for a Spring 2008 opening. The new South-Miami Dade Cultural Center, a 1,000-seat theater located directly across from the mall, is also projected to open Spring 2008.
